Bedu's AI sales engine for off-plan launches. We create the launch, talk to every buyer and get paid when units sell.
Homes sold before they are built. In Dubai that is 71% of all home sales.
Buyers reserve a unit from drawings, renders and a payment plan. The developer uses those sales to fund construction, so selling fast matters a lot to them.
The developer. A setup fee, a monthly fee, and a bonus per unit sold through us. Buyers pay nothing.
Platform: USD 25k setup + USD 5k a month + 0.25% of value sold via our channel. Later, as a sales channel with a licensed broker partner: about 2% of value sold via our channel.
No. The ad budget stays the developer's money. We make the ads and run the conversations.
That is the key difference from the Zyg model: no media money at risk on our side.
Mostly yes, today. Creative is proven, agents exist, tracking is the piece we build in the pilot.
Each owns one step. We sit on the developer's side and partner with brokers instead of replacing them.
Portals sell buyer traffic; brokers sell by hand for 10–12%; agencies sell hours. Our edge is owning the whole loop and the data on what sells.
One launch to prove it: USD 30–50k with today's team. IRTH × Rove Home The Greens is the first candidate.
If IRTH does not go ahead: partner with a licensed off-plan brokerage, or pitch mid-size developers with demos.
Today: five owners, value leaks at every handover
With Bedu Estate: one engine, one owner, nothing leaks
Hover a dot to see who they are. Everyone owns one or two steps; nobody owns the loop and gets paid on the sale.
Dubai market, 2025, to scale
What one 200-unit launch is worth to us, to scale
Revenue scenarios, to scale. Assumptions, not forecasts.
Developers spend an estimated USD 6B+ a year selling off-plan, through a chain nobody controls end to end.
| Dubai fact | Value |
|---|---|
| Property sales 2025 | AED 686.8B, 215,736 deals |
| Off-plan 2025 | AED 448.1B: 65% of value, 69% of deals |
| Off-plan share, H1 2026 | 71% of home sales |
| Under construction, end 2025 | 1,464 projects, 452,101 units |
| Commission on off-plan launches | commonly 10–12% (ready homes 2–4%) |
| Sales-cost pool at a conservative 5% | ≈ USD 6.1B a year |
Dubai first: the deepest and fastest market, and where our team and network are. Abu Dhabi and Saudi run the same pattern on their own launches.
Vendor work pays the burn and opens doors. The engine compounds data, contracts and recurring revenue.
| Vendor (today) | Bedu Estate | |
|---|---|---|
| Revenue | One-off projects, priced by the day | Platform fee plus success fee per unit |
| Growth | Grows with headcount | Grows with launches and units sold |
| Per 200-unit launch | ≈ USD 5–20k creative fee (estimate) | ≈ USD 146k to 490k |
| What we keep | A portfolio piece | Conversion data, contracts, the next launch |
| Client lock-in | Low | High: the engine knows their buyers |
| Typical company value | ≈ 1–2× revenue | ≈ 5–10× revenue |
Keep the vendor work and change its job: cover the burn, fund the pilot, open doors (Fairmont, Mitsubishi, Alexander). Every vendor deal leaves a reusable module and, where possible, a recurring fee.
Creative at AI cost, agents already built, pricing on outcome, and a Dubai network that opens doors.
The moat is built in 12–18 months: our own creative-to-sale data by buyer nationality and language, multi-project contracts, permits built into every ad. Live avatars come later as a premium layer.
Still missing: a brokerage licence (we partner for it), first case-study numbers, a Dubai-based sales lead.
Each solves one real problem. Nobody in the Gulf combines creative, agents, data and outcome pricing. Bedu can be first.
| Player | Problem they solve | Rocket part | What's missing |
|---|---|---|---|
| Alnair (Dubai) | Brokers find new launches, prices and payment plans in one place | Intake (partly) | Creative, buyer agent, data loop, outcome pricing |
| Property Finder, Bayut (UAE) | Buyers find homes; agents and developers pay for leads and listings | Intake | Lead qualification, creative, ad-to-sale tracking |
| SleekFlow, Wati, Gallabox | Sales teams answer WhatsApp at scale with bots and a shared inbox | Combustion (DIY) | Creative, Gulf-dialect focus, real-estate playbook, success fee |
| DOO (Bahrain), Velents Agent.sa (Saudi) | Companies serve Arabic-speaking customers by chat and voice, 24/7 | Combustion | Real-estate focus, creative, data loop |
| Dubai brokerages | Developers get units sold and only pay on sale | Guidance (paid on sale, by hand) | Speed, scale, data, cost |
| Creative and 3D render agencies | Developers get launch visuals | Fuel, nozzle | Speed, volume, every buyer language, link to sales |
| Bedu Estate | Developers get creative, conversations and sales tracking, paid on results | Full rocket | First to combine them in the Gulf |
Threat: a portal adds AI creative and agents. Our answer: we sit on the developer's side and partner with brokers instead of replacing them.
Rove Home The Greens (200 residences) goes on sale before end 2026. Three routes keep us moving without IRTH.
IRTH and Rove Hotels signed an exclusive multi-year partnership for Rove Home projects across the UAE and have sold out 2,000+ units in Dubai together. A hotel brand also bridges to our hospitality line (Fairmont).

Without IRTH
A 200-unit launch earns ≈ USD 146k as a platform or ≈ 490k as a sales channel. 2% of Dubai off-plan flow is ≈ USD 49M a year.
| Tier | How we charge | Per 200-unit launch |
|---|---|---|
| Platform | USD 25k setup, 5k a month, 0.25% of value sold via our channel | ≈ USD 146k a year |
| Sales channel | ≈ 2% of value sold via our channel, with a licensed brokerage partner | ≈ USD 490k |
Assumptions: 200 units at AED 1.5M each (AED 300M); 30% sold via our channel; AED/USD 3.6725.
Bars to scale. Stretch is 5% of Dubai off-plan value plus Abu Dhabi, Saudi and hotels. Scenarios, not forecasts. At USD 100M+ revenue, a 5–10× multiple values the company at USD 0.5–1B.
Pilot one launch with today's team, ≈ USD 0.5M to build the product, then a USD 3–5M round to scale. Media is always the developer's money.
| Phase | When | What | Cost (USD) |
|---|---|---|---|
| Pilot | Nov 2026 – Feb 2027 | One launch: film, agent, attribution. Philip, Yuval, Julien. | 30–50k |
| Product | Mar – Aug 2027 | 5–10 launches, dashboard, brokerage partner. Adds an engineering lead, 2 engineers, an AI producer, a Dubai sales lead. | 400–500k |
| Scale | Sep 2027 – 2028 | Abu Dhabi and Riyadh, sales-channel tier, hotels. 15–20 people. | raise 3–5M |
The product phase breaks even at 6–7 platform launches a year; one sales-channel launch covers about half a year. Kobus and Yuval to firm up.
Property cycle, broker pushback, licensing, attribution disputes, portals copying us.
| Risk | How we handle it |
|---|---|
| Property cycle turns | Recurring platform fee; hotels as a second line; Saudi as a second market |
| Brokers resist | Route leads to brokers; a brokerage partner on revenue share |
| Licensing and ad permits | Licensed partner; permit numbers in every ad; legal check in the pilot |
| Attribution disputes | Define "qualified" and "via our channel" in the contract; tracked links and CRM sync |
| Portals copy us | Developer-side contracts, launch exclusivity, our own conversion data |
